Location: Baner, Pune

Position Overview
A leading real estate developer is seeking a highly experienced VP – Architecture & Sanctioning to oversee design management and statutory approvals for residential and commercial projects. The role requires strong command over regulatory frameworks, project sanctioning, and cross-functional coordination. The incumbent will ensure timely approvals, seamless design development, and governance across all projects.
Key Responsibilities
A. Statutory Approvals & Sanctioning
Drive end-to-end approval processes with authorities such as PMC, PCMC, MIDC, MOEF, Fire, Airport Authority, etc.
Ensure timely acquisition of pre-construction and post-construction NOCs as per project schedules.
Coordinate submissions with town planners, legal teams, architects, and consultants.
Maintain dashboards for approval progress, validity, and renewals.
Ensure compliance with RERA, UDCPR, NBC, MOEF, and other statutory norms.
B. Architectural & Design Coordination
Coordinate with design consultants for architectural development, GFC drawings, and design finalization.
Review and validate drawings for regulatory and brand compliance.
Manage coordination between architecture, structure, MEP, planning, and execution teams.
Ensure timely delivery of design packages to the site.
C. Project Planning & Execution Support
Align design and approval timelines with project schedules.
Track design deliverables and highlight risks or delays.
Support execution teams in resolving design or sanction-related issues.
Ensure execution is fully aligned with sanctioned drawings.
D. Liaison & Stakeholder Management
Build and manage relationships with sanctioning authorities and external consultants.
Handle objections and resolve issues related to approvals.
Represent the organization in meetings with statutory bodies.
Coordinate between architecture, approvals, liaison, and legal teams.
E. Compliance, Documentation & Governance
Maintain records for all submissions, approvals, revisions, and renewals.
Conduct internal compliance checks for regulatory and environmental guidelines.
Ensure adherence to governance protocols and reporting formats.
Provide timely MIS, dashboards, and risk updates to management.
F. Process Improvement & Team Management
Implement process efficiencies and digital tracking systems.
Mentor teams involved in liaison, documentation, and design coordination.
Standardize approval processes across projects.
Drive training, team development, and performance reviews.

On-time Approvals: ≥ 95%
Approval Cycle Time: Major approvals within ≤ 90 days
Design Milestone Compliance: 100% adherence
Drawing Accuracy: ≥ 98%
Regulatory Compliance: 100%
Escalation Resolution: Within 5 working days
Variance Between Design & Execution: ≤ 10%
MIS Timeliness & Accuracy: 100%
Process Improvement: Minimum 2 initiatives annually
Team Performance & Retention: ≥ 90%
Competencies Required
Extensive knowledge of building codes, sanctioning procedures, and development regulations.
Strong liaisoning and negotiation skills with authorities.
Proficiency in AutoCAD, MS Project, and documentation tools.
Excellent communication, coordination, and leadership skills.
Ability to manage multiple fast-paced projects with stringent timelines.
Performance Review
Performance will be evaluated quarterly and annually based on achievement of defined KRAs, KPI targets, and adherence to timelines related to approvals, design coordination, and governance.
